    CetraRuddy updates New York casino skyscraper design with "harmonious waves"

    American architecture studio CetraRuddy and developer Silverstein Properties have released redesigns of a casino and mixed-use complex located on Manhattan’s West Side.

    The redesign of The Avenir development follows initial renders released in 2023 of two 46-storey skyscrapers.

    The new proposal is a tapered 785-foot-tall (239 metre) building with a scalloped, nine-storey base that would contain a hotel, restaurants and bars, a spa and a second-floor casino.

    According to Silverstein Properties, the changes follow feedback from stakeholders since first announcing the project, which the development team have been “responsive” to.

    “We designed The Avenir as though the neighborhood is a campus, architecturally tying all the elements so they work seamlessly together,” said Silverstein Properties chief executive officer Lisa Silverstein. “We worked hard to create a design that brings a vibrant and dynamic ethos and contextually fits within this special part of the city.”

    “It will bring more security, enterprise, and entertainment on a level that doesn’t exist in one establishment and become a sophisticated addition to the New York skyline.”

    Renders of the building show the tiered base rising to meet a 45-storey tower, which sits to one side. The building, clad in glass, “relates in scale and materiality” to the neighbourhood, according to the team.

    “The gentle harmonious waves of the podium and tower create a rhythmic harmony within its dense urban surroundings, and the hotel tower is additionally sculpted to create an elegant silhouette on the skyline while creating view corridors from the surrounding neighborhood,” said the team.

    It will also “create a new paradigm” for casino design, as the second-floor gaming floor will be exposed to natural light as opposed to traditional, below-ground or shut-in gambling spaces.

    “Unlike traditional casino designs, The Avenir’s design features ample natural light,” said the team.

    Other design aspects include a green roof, which is also pictured with an outdoor pool.

    The redesign joins several casino developments proposed around New York City as the projects vie for three downstate gaming licenses. Reportedly, the licenses will be awarded by the end of 2025.

    Other proposals around New York City include Hudson Yards West by Related Companies and SOM and the Freedom Plaza development by BIG and Soloviev Group and Mohegan.
