Developer FG Empreendimentos has announced a 60-storey skyscraper is nearing completion in the Brazilian city of Balneário Camboriú, making it the country’s fourth tallest building upon completion.

Located towards the northern end of Atlântica Avenue in Balneário Camboriú, the city’s coastal strip of skyscrapers, Boreal Tower will reach 240 metres tall (787 feet) and contain 92 apartments.

The tower sits on a multi-storey podium and rises to conclude in a scalloped cap, with a large FG logo affixed to the top.

It contains a glass curtain wall facade, while the back of the tower is made of a concrete superstructure.

According to local developer and designer FG Empreendimentos (FG), the skyscraper’s design was informed by a lotus flower and is one of “the most innovative and technologically advanced buildings in Brazil” due to a variety of construction techniques not regularly used in the country.

    This includes a “beamless” technique.

“The Boreal Tower is the first building in Brazil to use concrete walls based on a pillar and slab system, eliminating the need for internal beams,” said the developer.

“This innovative technique allows for larger, open-plan living spaces, offering greater flexibility and comfort for residents.”

The building’s peripheral walls act as structural pillars, while a drywall system produced by the company with a porcelain underlay improves interior acoustics and absorbs building movements.

“Our technical team traveled the world to identify the best technologies available, from construction logistics to pipework systems, pressure-reducing valves, unitized facades, and advanced building automation systems,” said president of FG Empreendimentos Jean Graciola.

The building is expected to complete in the first half of 2025 and will become the country’s fourth tallest tower after the One Tower by FG and Yachthouse by Pininfarnia, a development that contains two towers of the same height.

Balneário Camboriú has become a hotbed of skyscraper construction over the recent decades due to unique zoning laws and the city’s geographical setting, among other factors.

One of the world’s tallest residential towers is set to be built in the city, developed by FG and designed by artist Lalalli Senna.

Elsewhere in Brazil, beachfront residences by Foster + Partners are under development, while Metro Arquitetos Associados recently completed an extension of Lina Bo Bardi’s Museu de Arte de São Paulo.
